Service checklist

What’s included in an air conditioning service?

Every service visit follows a full checklist, and you receive a written report of what we found and did.

Filters cleaned

Washable filters cleaned and replaced; disposable media changed where fitted.

Coils and fan cleaned

Indoor coil and fan barrel treated to remove dust, bacteria and odours.

Outdoor unit checked

Condenser coil cleared of leaves and debris; fan and fixings inspected.

Refrigerant and leak check

Operating pressures and temperatures checked; joints inspected for leaks.

Electrical inspection

Terminals, isolator and cabling checked for wear, heat damage and tightness.

Drain and performance test

Condensate drain flushed, then cooling and heating output measured and logged.

Frequency

How often should air conditioning be serviced?

Type of system or useRecommended servicing
Home system used mainly in summerOnce a year, ideally in spring
Home system used for heating and coolingOnce a year, plus regular filter cleaning
Office or shopTwice a year
Restaurant, salon, gym or dusty workshopEvery three to four months
Server and comms roomsQuarterly, with back-up checks

F-gas leak check requirements

Separately from routine servicing, UK F-gas rules require leak checks on systems by refrigerant charge, measured in tonnes of CO2 equivalent: at least every 12 months from 5 tonnes, every six months from 50 tonnes and every three months from 500 tonnes (with longer intervals allowed where automatic leak detection is fitted). Many single-room domestic units fall below the threshold, but commercial and multi-split systems often don’t. We keep the records for you.

Warning signs

Signs your air conditioning needs a service

Don’t wait for a breakdown on the hottest day of the year. Book a service if you notice:

  • The room takes longer to cool, or never quite reaches the set temperature
  • A musty or damp smell when the unit starts
  • Water dripping from the indoor unit
  • Louder fan or rattling noises than usual
  • Ice on the pipework or outdoor unit
  • Electricity bills creeping up for the same use

If the system has stopped working altogether, our repair team can help.

Plans

Maintenance plans for homes and businesses

Domestic annual service

One full service a year with a reminder before it’s due, keeping your system efficient and your manufacturer’s warranty valid.

Commercial planned maintenance

Two to four scheduled visits a year, booked around your opening hours, with a service log for every unit.

Compliance support

F-gas leak checks and records, plus help arranging TM44 energy inspections for larger systems.

Servicing questions

Common questions about air conditioning maintenance

Can I clean the filters myself?

Yes, and you should. Most indoor units have washable filters that lift out from behind the front panel. Rinse them in lukewarm water every few weeks during heavy use and let them dry fully. Leave coils, refrigerant and electrics to an engineer.

Do you service systems installed by other companies?

We do. We service most brands of split, multi-split, cassette, ducted and floor-mounted systems across Surrey.

Does skipping a service affect my warranty?

It can. Many manufacturers make their extended warranties conditional on annual servicing by a qualified engineer, so keep your service records.

Is servicing an older system worth it?

Usually, yes — a clean, correctly charged older unit often runs noticeably better. If it uses R22 refrigerant or has repeated faults, we’ll advise honestly on replacement.
