Fault finder
Common air conditioning problems and what causes them
Match your symptom to the likely cause. Several can be fixed in a single visit.
Air conditioner running but not cooling
Most often blocked filters or a dirty outdoor coil. If they’re clean, it can mean low refrigerant from a leak, a failing sensor or a compressor fault. Topping up refrigerant without finding the leak is only a temporary fix.
Water leaking from the indoor unit
Usually a blocked or kinked condensate drain, a failed condensate pump or a unit that isn’t level. Switch off and call us to prevent damage to walls and ceilings.
Ice on the pipes or outdoor unit
Ice in cooling mode points to restricted airflow or low refrigerant. In winter, light frost on the outdoor unit is normal — the system defrosts itself automatically.
Blowing warm air in cooling mode
Check the mode setting first. If it’s correct, the outdoor unit may not be starting due to a capacitor, fan motor or control board fault.
Rattling, buzzing or clicking noises
Loose panels, worn fan bearings, debris in the outdoor fan or vibrating pipework. Noises that grow louder over time should be checked before they cause damage.
Flashing lights or an error code
Modern units report faults with codes. Note the code and your model number — it helps us arrive with the right parts.
Before you call
Quick checks to try before booking a repair
- Check the remote is in the right mode (cooling, not fan or dry) and the batteries are working.
- Make sure the isolator switch near the outdoor unit and the circuit breaker are on.
- Remove and rinse the indoor filters if they’re dusty, then let them dry fully.
- Clear leaves, covers or stored items from around the outdoor unit.
- Switch the system off at the isolator for five minutes, then back on to reset it.
If none of these help, stop using the unit and get in touch. Running a faulty system can turn a small repair into a costly one.
Repair visits
What happens when an engineer visits
Describe the fault
Tell us the make, model, symptoms and any error codes. Photos help.
Full diagnosis
We test pressures, electrics, sensors and drainage to find the actual cause.
Clear price first
You approve the repair cost before any parts are fitted.
Repair and re-test
We fix the fault, run the system through its cycles and advise how to avoid a repeat.
Repair or replace?
Should you repair or replace your air conditioning?
| Situation | Usually best to |
|---|---|
| System under 8–10 years old with a single fault | Repair |
| Leak that can be found and fixed | Repair, then re-gas |
| System uses R22 refrigerant | Replace — R22 can no longer be used to top up systems |
| Compressor failure on an older unit | Usually replace |
| Frequent breakdowns and rising bills | Replace with a modern inverter system |
We’ll always explain the options and costs so you can decide.
Some recurring faults come down to how a system was fitted in the first place. Read signs your AC was installed incorrectly, or see our installation service if replacement makes more sense.
Do you offer emergency air conditioning repairs?
Yes. For urgent faults — especially server rooms and businesses — call 020 8948 2449 and we’ll arrange the quickest available appointment.
Which brands can you repair?
Most major manufacturers of split, multi-split, cassette, ducted and floor-mounted systems.
Will a repair affect my manufacturer’s warranty?
If your system is still under warranty, tell us when you book. We’ll check the warranty conditions before any work is done.
Can you repair a portable air conditioner?
We focus on fixed split, cassette and ducted systems. Portable units are rarely economical to repair — a fixed system is far more efficient.
